My wife purchased a shop and sale deed is in her name but the seller is not allowing renovation work. He is paying electricity bill for last 10 years as it is in his name but now he is saying that he will change the lock in the shop. I can't understand what should I do as I am not in talking terms with him.

A.Dear Sir,

Might is right. You must use your muscle power and prevent him interfering into your absolute property which is standing in the name of your wife. Electricity meter standing in name of previous owner is of no consequence.

A.Since the Deed for Sale is registered in the name of your wife, then your wife is the sole owner of that respective shop and the electric metre shall be transferred in her name only at your own cost. The previous owner shall not be liable to pay any expense in respect of your wife's shop and he also does not have any right to put a new lock in place of the old lock in your wife's shop. If he does so then you can take strict legal action against him for committing such offence. Moreover, if that person is still harassing your wife by not allowing her to do any innovation or repair in her own shop then kindly lodge a complaint against that person to the local police and seek help from them. If the local police denies to help your wife then kindly consult with an advocate and take the help of the judiciary.

A.To give opinion, it is necessary to scrutinize the registered Purchase Deed in favour of your wife and to know who is in possession of that shop. It is also necessary to know why still the electric meter remains in Seller's name and why the Seller is paying that electricity bill.
