Whether NOC issued by a co-owner of a resale Bangalore flat A khata sufficient for other co-owner to register property favouring buyer without NOC issuing owner visiting registry office and if yes,any NOC format,whether lawyer involvement is essential and witnesses need to sign on NOC?(2)on this NOC issued by pregnant wife whether buyer has to issue draft for deposit into individual bank account of husband as co-owner who tells no joint account with wife or draft has to be issued in joint owners names & seller's be told to open joint bank account with either or Survivor mode of operation?

A.Dear Client,

Her presence is not necessary at the time of registration of sale deed. The co owner has to execute power of attorney to sell her portion of property also and to receive sale proceeds on her behalf.

A.Dear Sir,

The co owner as to execute power of attorney to sell her portion of property also and to receive sale proceeds on her behalf. Her presence is not necessary at the time of registration of sale deed.
