Hi. Myself Mamta Sharma. I have bought one builder floor. The builder is providing me the sale deed. There is no separate conveyance deed. So please advise if the sale deed is enough to be the sole owner of the flat?

A.To give opinion, it is necessary to know whether that Sale Deed had been executed and registered by the Builder and the Landowner in your favour after full payment of sale consideration.

A.Dear Client,
All sale deeds are conveyance deeds, but not all conveyance deeds are sale deeds. All deeds that are used to transfer property rights are conveyance deed, and sale deed is one among them. Having a Conveyance Deed confers the legal ownership of the common areas of the housing society and plays an important role in proving legal ownership and later redevelopment projects.

The sale deed must be supported by other documents like Khata and other documents like, Sharing Agreement etc..
