Person A sold plot number 45 to Person B via Sale deed in August 2008 with a Linked Sale deed document which was registered in January 2008.
Person A sold again plot number 45 to Person C via Sale deed in OCTOBER 2010 with a Linked SALE CUM GPA document which was registered in SPETEMBER 2007.
The boundaries or directions 4 sides mentioned in the Person B sale deed document were totally wrong.All the 4 directions/Boundaries Were wrong in Person B Sale Deed. When physically checked in the plot location.
Where as the boundaries or directions of 4 sides mentioned in the Person C sale deed were 100% correct. When physically checked (or) Verified in the plot location.
Now who owns the plot Person B (or) Person C ? Please tell sir.

A.Dear client since the ploy was 1st sold to person B, he is the legal owner of the plot. He is egally in possession of the land from the date of registration. The seller or any other person has no rights what so ever now even if the mistake is genuine. The rectification deed (given that eastern boundary is wrongly mentioned), should have been done by the seller within 1 year from the date of the deed. it cannot be corrected now.
