My father in law has executed a settlement deed of his property to my husband. However the deed was kept pending for a long time and then was refused by the registrar and was returned back to my husband. The document has government seal and signature of the registrar.Can this document be considered valid and does the property belong to my husband now? Do we need his siblings approval/signature to sell it? Kindly clarify.

A.Dear client, in my humble suggestion, in case the property is ancestral in nature, then the signature of the siblings is required in order to sell it.
