Can I buying a land where registered agreement to sale is already in place.

Hi All,
I am planning to buy a land in Varanai through a Broker who has a registered agreement to sell with the land owner. The broker says that the original land owner will register the land in my name at the time of registration and he (broker) will sign as a witness. I will pay both the land owner and the broker in their bank account and some cash.
1. Is there a legal challenge in this arrangement?
2. Can the broker later claim the ownership?
3. What is the best way to deal with this?
4. Can broker directly sell the land without the knowledge of land owner and sign as owner in registrar's office.
