I was allotted a plot in 2010 by Govt authority but it's registry has not been done yet as authority has a litigaion case going on with land owner. I did a sale agreement with a buyer in 2022 and got 40% amount but since my registration is yet not done, I want to cancel the agreement and refund the money given by buyer. However buyer is refusing to cancel sale agreement and asking for 40% of paid amount in addition to cancel sale deed. Sale deed I did was unregistered. Please suggest the options I have.

A.Dear Sir,
Ask him to go to any Court and the judgment will be in your favor since sale deed is unregistered one.

A.Dear client,
In an unregistered sale deed, the party has to issue a revocation notice for cancellation of agreement despite the agreement being cancelled because of flux in time to cancel the agreement validly. This depends on the clauses framed in the agreement, but it is advisable to refund the advance taken.
