A.Dear Client,
The Sale Deed serves as the definitive evidence of property ownership transfer, mandated by the Indian Registration Act, 1908. It is a crucial legal requirement to prevent fraud and unauthorized transactions, ensuring the legitimacy of property transfers. In this scenario, it is necessary to visit the sub-Registrar office where the flat was registered in 1989, bringing all relevant documents. This visit is aimed at understanding the process to obtain either an original or duplicate copy of the sale deed. If needed, the services of a legal advocate can be enlisted for assistance in this matter.

A.Dear Client,
The Sale Deed is the ultimate proof of the transfer of property ownership. It is a legal requirement under the Indian Registration Act, 1908. It safeguards both parties against frauds and illegal transactions, ensuring that the property transfer is legitimate and consensual. In the given situation, you have to visit the office of the concerned sub-Registrar office where the flat was registered in 1989 with all the relevant papers to understand the procedure to obtain an original/duplicate copy of the sale deed. If required, you can also hire the service of an Advocate for the purpose.
