Query regarding Property Registration Query regarding Property Registration

Hello,

I am buying a resale property. I have given some amount of token to owner and notarized Banakhat from his lawyer.

Now, Problem is when I went to another lawyer for Registration, Accidently I got information that there is already another Banakhat created by another person and same property owner for same property before 2 years and due to some reason it was disputed and that another person is given legal notice to property owner.

I asked to property owner for the same. As per him, That old Banakhat is two years old, so it is not valid and we can go ahead for registration.

So I have some questions below,
1) Is this right, that Old Banakhat is not valid due to it is 2 years old?
2) Is this possible that I can go ahead for registration and I will not get in legal problem during registration?
3) If yes then can I get in any legal trouble after registration?

Thank you.
