Neighbors have encroached the land which is not rightfully theirs? Neighbors have encroached the land which is not rightfully theirs?

Hi All,
Need advice on how to proceed in the boundary dispute with neighbors.

I had acquired 25cent land from one of relative. In the muna-aadharam it says 25cents, but it also says right to access Well in the land to all the members in the family (3 generation back).

Now coming to current scenarios, 2 neighbors have been living there for 40+ years. They have made boundaries using trees and plants. When I bought this land, my relatives and family members, did not put the kaal (legs or stone) properly, i.e. instead of putting corner stones at the boundary they put it within the land. But when measured, it came to 25 cents. Now, looking at the opportunity, the said neighbors, are now claiming that the new boundary cornerstones is the actual boundary.

I assume that, the extra land is the 1ft or 1kol road given for the access of Well. But there is no mention of this Well in my agreement. Please help or advice as to the correct procedure to claim the actual boundary.

I am sure if we resurvey the land of neighbors, it can be easily proved they have encroached. But I have read, unless I prove my land, as per agreement, is not encroached I cannot resurvey their land. Any help will be appreciated.
