I am looking to buy a property . the property has in total 3 sale deeds
1st sale deed - property allocation from an association to Owner1 - data of registration 31/03/2004 and year 20-3-2004
2nd Sale deed - property sold from Owner1 to Owner2 , here the mention of 1st sale deed is correct and has the same detaisl of date and year mentioned correctly
3rd sale Deed - property sold from Owner 2 to Owner 3 , Here the 1st sale deed details are mentioned , but the year is incorrectly mentioned as 2004-2005

Now should this be corrected ?
I am aware that this could be corrected via a rectification deed , but needs the owner2 to be present for the rectification deed to be executed .
Is there any other alternative way to correct this without the presence of the Owner 2

A.this error is not of serious affecting ownership.
it is better to have rectification deed but if not possible then issue legal notice and also publish in newspaper for your security in mind.
Make proper sale deed for registration this time by mentioning all details.
dont go for any cheap deed writers.

A.Hi,
Yes, it is always better to have your deed be free of errors. If Owner 2 cannot be found, then you can serve notice to him as a party to the rectification deed at his last known address and continue with the proceedings.
Having said that, the error in this case won't really have any effect on your ownership of the property.
