Hi sir/madam,

I've been looking for purchasing a property in Hyderabad from over a couple years now and I stumbled upon a good property which actually met all my requirements. But, when I contacted the owner, he says he do not want to take risk by travelling due to corona. He still insisits me to pay a token advance to secure the property to slip away to the next party which I'm willing to but I don't know how to deal with this situation. He is a central government employee and so lives in kolkata with his family. Is there a legal way to deal with this situation? or should I just ask him sign on a stamp paper which includes the text that he acceped so and so amount as advance towards the property sale or something like that? Everything that I can think about looks risky for the party who pays the token advance (me).

I desperately need your help.

A.well you are not biying property and going to register it now itself.
its only token amount.
so you can make agreement of Sale on stamp paper and pay token amount by DD/Cheque/online transfer.

A.Hi,
Registration and execution of sale deed of property requires both parties to be present. You should ideally wait for the pandemic to be over. If you advance any token amount, record it duly in the proper document.

A.Hi,
1. Since both parties need to be present for buying the property, so you should wait until corona cases subsidizes. You can go to Kolkata and get the sale deed executed in your favor there itself.
2. If you're advancing any token money, then it should be done by executing proper documents.
3. Ideally, you should wait till corona cases comes down and deal with the land owner directly.

A.1. better to wait for some time so that the property owner can visit you for the execution of the agreement,
2. it is up to the property owner, if he/she wants, he/she can send a power of attorney on his/her place to do the needful (registration of the agreement)
3. no advance amount should be given without executing a valid agreement.

A.कयोंकि घर खरीदने के लिये दोनो एक साथ उपस्तिथि आवश्यक है।
चूँकि आप को टोकन धन राशि देनी है इसलिए उसके लिए लिखा पढी होनी भी आवश्यक है।
आप स्वम मकान मालिक से मिलकर लिखा पढी कोलकाता मे ही कर ले।या फिर आपको करोना काल का इन्तजार करना होगा।
