Hi i am bhushan from Maharashtra.
There is a land 97 gunthas of which the seller sold 50 gunthas in 1992 to person A, later in 2021 i bought the remaing 47 gunthas. all were proper registered deeds.
Now a person B says he bought entire 97 gunthas in 2011.i saw his deed which was registered.
The seller is dead now.
Is the deed of the person B for 97 gunthas registered in 2011 invalid as 50 gunthas were already sold in 1997?

A.Hi,
The deed of 97 gunthas is not completely invalid. B has a claim over the remianing 47 gunthas, even if the 50 gunthas were sold earlier.

A.Hi,
If B has already bough the entire 97 gunthas, his claim is genuine. Even though the 50 gunthas were sold before selling the 97 gunthas to B, he still has rightful claim to the remaining 47 gunthas. It cannot be said that the deed will not be accepted.

A.बी का विक्रय 97 गुंथे के लिये अस्वीकार्य नही होगा।चूँकि 1997 मे 50 गुंथे बिक चूके थे।यदि बी को 97 गुंथे विक्रय करते समय 50 गुंथे विक चुके थे।तब भी बी 47 गूँथो का मालिक रहेगा।
इसलिए यह नही कहा जा सकता है कि बी का विलेख 97 गगूँथो तक अस्वीकार होगा।

A.deed of the person B for 97 gunthas registered in 2011 is not completely invalid.
He can take 47 gunthas and for remaining 50 gunthas he will be behind seller.
if he makes any mistake in his case or b himself claim cheating for complete 97 gunthas and not accepting rights over 47 gunthas then only you will get 47 gunthas
