My father had bought the land many years ago, he built a house on that land, so my father is the sole owner of the house and the land. After that, he decided to build one more floor in that house, but at that time he took the electric connection of that floor in the name of my Uncle.

Currently, we are living on the first floor for about 8-10 years. And my father wants to sell the house and the land, but the only problem is that the first floor technically belongs to my Uncle while he has not spent any penny on the construction of that floor. So is my father have the legal choice to sell the land and the house totally on his own? or does my Uncle also will share some amount from the selling because he is somehow the owner of the first floor?

I just want to know how much percentage approximately my father has to give him, or does he have the right to stop the selling considering the point that the landowner and the ground floor owner is my father?

What is the process to remove my Uncle's ownership as he had not spent any penny for the construction of the first floor? Is it possible?

A.you know anyone can change the electric connection on their name of your house first floor by paying bribe.
Lot of people even do these things.

Your uncle have no share in property.
It is registered in your father name.
Your uncle can put case just to harass you for litigation but wont get anything.
You better approach electricity office for change of name. You will need registered sale deed copy.

A.Hi,
The property is registered in your father's name therefore it is his property. Mere electric connection on your uncle’s name will not make the property his so he does not have any claim on the land. Having an electric connection in one's name does not imply that one is the landowner. So your father can sell the property without paying any share to your uncle.

A.Hi,
The property is registered in your father's name, and he can deal with the property in any manner he wants. Your uncle is not entitled to any share in the property. Having an electric connection in one' name, doesn't make that person the owner of the land.

A.यदि आपके पिता सम्पुर्ण भूमि के मालिक है ं।तो।तब वह उक्त सम्पुर्ण भूमि को विक्रय कर सकते हैं।
किसी के नाम बिजली का connection लेने से वह भूमि का मालिक नही हो सकता हैं।
इसलिए कोई राशि देने की आवश्यकता नहीं है।
