I have purchased a land of 2 kattha (1440sqft) and registered at ADSR MATLA CANNING, West Bengal on 25th April 2021.

Now I want to get mutation done.
As per online data my land is agriculture land and situated in panchayet area. So It says mutation fee would be 40 rupees.

But the place where i got my land registered ( Dalil lekhak ) says it will cost 5500 in total including all paperwork and all.

Is it a scam or such fee can be legit.

Any he is demanding that much money.
Please guide me

A.Hi.
The mutation cost in West Bengal for an agriculture land situated in rural area is Rs.40 Per Decimal, for a land in municipal area other than KMDA is Rs.60 and for a land situated in municipal area within KMDA is Rs. 80 per Decimal. You could could calculate it accordingly and contact a lawyer for better understanding.

A.Hello
The mutation fee would ₹40 per decimal for an agricultural land situated in rural areas . If it's in urban area then it would be ₹60 per decimal. For further information contact the local tehsildar or the local lawyer.

A.See in West Bengal the mutation fee is Rs 40/- per decimal rural area and Rs 60/- per decimal urban area not in KMDA and in KMDA Rs 80/- per decimal.

Now you can calculate the total mutation fee yourself.
