Sale of SC?ST land after 143 Sale of SC?ST land after 143

I purchased a 100 Sq Yd.Plot from Builder in Aligarh which in turn purchased 0.093 hectare land from SC/ST Farmer (converted in 143).
In UP Bhulekh site , mutation is in name of Farmer . Builder has only sale agreement from farmer but does not have permission letter .


Could you please suggest whether my transaction is valid one and will not create any problem in future.

A.Hello,
Section 143 of the Uttar Pradesh Zamindari Abolition and Land Reforms Act enables the Assistant Collector/SDM of the region to alter the land's character from agricultural to residential. In this instance, if the parties reached an agreement on the sale, there will be no issues and no additional legal paperwork will be necessary. However, it is critical to verify that the selling agreement is properly maintained.

A.Hi,
Section 143 of the U.P.Zamindari abolition ad Land Reforms Act, which authorizes the Assistant Collector/SDM of the area to change the nature of land from agricultural to residential. In the present case if the sale agreement was made between the parties then there is no problem and there are no further legal documents that are required. It is important, however, to ensure that the sale agreement is kept properly.
