I am looking to purchase a floor/apartment in Delhi. My shortlisted property has basement, stilt, upper ground, first, second and third floor sanctioned. the sanctioned plan shows 2 apartments per floor but in reality it has 4 apartments per floor. Also the building is 'booked' by MCD. Now the builder has applied for regularisation/ Completion certificate.
My question is, once the builder get CC, does these deviation from sanction plan gets cleared ? is the property safe to purchase?

A.Hi,
The builder can through the use of any means get the CC from the MCD, however there is a major deviation from the sanctioned plan, therefore without proper regularization, the building can be demolished. You should avoid this property. It may cause trouble for you.

A.The builder might be able to get CC with some trick so must ensure that he has formally applied for the regularization and got it approved. Without the proper regularization there will be a rick of demolition by the authorities which you must try to avoid.
