Hi,

I have been staying in a home for past 12 years as tenant. For the first year only ie., 2009, they put a rent agreement.

I don't know how many years that could be valid?

Second thing is, the landlord expired 3 years ago.

Now I am ready to vacate from that house, the thing is from the starting year 2009, landlord received amount of Rs.50 for paint till now, Now the landlord son is demanding to paint the house.

As tenant, we have a small book, in that book landlord will make a sign that he receives rent and for paint Rs.50 as monthly. But his son is not ready to listen that thing.

What should do?

A.Hello Sir
As the rent agreement is missing the landloi son cannot force you to pay for the paint, also he would not be having a strong case in absence of rent agreement even if he moves to the court. It would be suggested to leave the house and let him do what he wants, you are not at all liable to pay for repairs in the absence of rent agreement.

A.If you are vacating the place then there should not be any problem just leave the place and move on. If the landlord son wishes to get some money for you for painting the house then let him go to court and file a case. In absence of any rent agreement he will not be in a position to do anything.
