Sir My grand mother is having a house which is registered of 177 sqyards but the actual land is of 200 sqyards. that 23 sqyards land was not registered. that is only written in piece of paper which is sold later by beside land owner in late 80's . And now we want sell that house what will be the correct way sell that property.

A.Hi,
You can file a suit for declaration in court for selling the unregistered land. If you get a court order, you can sell the whole 200 sqyards as you should have proper title upon the property which you want to transfer.

A.If 23 sq yards are not registered in your name then you cannot sell more than 177 and that was what you will have to mention in the sale deed going further. In case you wish to bring that 23 sq yards in your name then you can file a suit for declaration and get that registered in your name.
