A.Dear client,
You may initiate legal action against your tenant if your tenancy agreement allows you to do so. If it says that after a certain period of failure to pay the rent, the tenant may be evicted then you may go ahead and evict the tenant as well.

A.To give opinion,it is necessary to scrutinize that Tenancy Agreement to analyze the default clause in respect of non-payment of rent. Eviction Notice subject to the terms and conditions of that Tenancy Agreement is required to be given.
