After my father expired, & the property is on my mother, me & my brothers name, we now want to mutually get it transferred on our mother's name. Since we aren't doing good financially, we are finding gift deed as a tough option to go with. Is there any other affordable option available for us? By any chance can we sell our own shares to our mother or do mutation or noc?

A.Dear Sir,
You can execute a relinquishment deed in the name of your father or sell your portions in favour of your mother, the second option is better option to avoid future obligations from your prospective creditors.

A.Dear Client,
You can execute a relinquishment deed to that effect so that your mother becomes the sole owner of the property.
