PersonA got his ancestral share of one flat in an apartment ( khata duly registered in PersonA name)
March 2017 - Person A wanted to sell his flat and gifted 50% of share to his wife ( gifted 50% of share to make use of capital gains provision ) – Khata was not yet transferred to wife name
His CA informed that for capital gains provision, property should be gifted in blood relative name )
August 2017 - Person A then gifted 50% of share to his Son ( khata was transferred , khata was now in both PersonA and Son name)
January 2018 - PersonA executed a cancellation of gift deed , cancelling gift to his wife with mutual agreement ( this was not registered yet ),
February 2018 – I bought the property from personA and his Son and got it registered ( khata got transferred to my Name)
The cancellation of gift deed is registered in March 2018
Now the khata and all other pertaining docs , like electric city bill is in my Name , but just want to ensure that title flow is good
My queries to confirm on the fair title
The registration of cancellation of gift deed is after the registration of sale deed , is this fine
The execution of cancellation of gift deed to wife is done after the Person A executing gift deed of 50% of share to Son – is this fine

if not fine , do I need to execute any other deed like rectification and can I mention the capital gain part in the rectification deed

A.Sir,
It is to be decided by civil court only and file petition before court get remedy.
