Property registered on my father name when he was minor age

My grandfather purchased a agriculture land on my father name in 1966 by registered sale deed.my father is minor 2 years age in 1966.according to sale deed my Father is only and fully owner of agriculture land.mutation is my Father name since 1967... property tax is paying by my father since 1967 to till 2019 . possession and cultivation on land by my father since his major time,( more then 35 )years...my father take a bank loan on this land..now my uncle want to share on this agriculture land. Can they take share on this property ????

A.The question here is. Whether after the death of your grandfather the property is owned by your father and Whether your uncle can claim any rights.
1. To ascertain whether the property is owned by your father it should have been mutated after the grandfathers death so that your fathers name reflects against such property in the municipal records.
Do check this by way of a title search report.
2. The uncle cannot take share of the property if it is owned totally by your father. However, if this property is in anyway hereditary in nature then he can.

A.Dear Client,
If the property belongs completely to your father, your uncle cannot ask any share from it but before I make such a statement, I need to go through all the documents. Please consult me personally through Vidhikarya.
