Inheritance of property

My Father expired recently. He had a residential and commercial property owned by him in his name. There was no nomination registered for these properties. Both the property are located in Maharashtra.
Both these properties are located in a co-operative housing society.
Please suggest the process to transfer these properties to My Mother.
Since its an inheritance of the property by his wife, does it required to be registered with the register?
