I was looking to buy a land and construct a house in there, for that I came across a 1000 yards land and gave an advance so to collect the copy of the papers and investigate if that land is good to buy at that price and if will I be able to construct a house. Not only that land was agicurltural, I was told by the realtor that I'd be able to construct a house occupying the entire area. I didn't want to proceed legally as, when consulted a government official, I was told that no more than 20% of it can be build as it is an agricultural land. I didn't want to proceed to buy as it was not legal to construct what I wanted. I'm trying to get my advance back from the realtor/owner, but they aren't responding to my calls or messages.

A.Hi,
File a civil money recovery suit against the realtor to recover your investment. Alternatively, you may claim damages in consumer Court. In addition, you should file a complaint with the police for cheating and fraud under Sections 415 and 420 IPC.

A.Hi,
File a complaint against the realtor for cheating and fraud under Sections 415 and 420 IPC. You can recover your investment by filing a civil money recovery suit.
