Can I buy a land with only RTC and tax receipts? Can I buy a land with only RTC and tax receipts?

Land owner has all documents including family tree and owner state original document of registration has been lost and complaint has been registered in police station, While RTC and tax receipt are in name of land owner. Can I buy it?
What procedure needs be followed

A.Dear Sir,
If registration is possible then get it done. Thereafter file a suit for declaration or permanent injunction then get a court decree and a direction to the revenue authorities to enter your name in the revenue records.

A.Dear Sir/ Madam,
There will be certain kinds of difficulties for you in the future. No transaction concerning the property can take place unless the papers are furnished. An application with these documents must be made to the property registrar to obtain duplicate copies.

A.There may be chances of fraud. Payment of tax does not create any ownership rights nor RTC or family tree create any ownership rights. If registry is lost then certified copy of registry can be obtained from the registrar office after making payment of charges.

A.It is necessary on your part to search in the concerned Registry Offices to find out whether any mortgage and/ or transfer had been registered in respect of that property after the date of purchase of the property by the present landowner. It is also necessary on your part to find out through searching whether that Owner is recorded Owner in the Record of Rights.

It is necessary on your part to scrutinize all the property documents of that Land Owner as well as his/her Family tree and its legal perspective. Before making any payment ,it is necessary on your part to become satisfied about the legal title of the Land Owner as well as his/her right to transfer the same free from all encumbrances whatsoever.

Drafting of Sale Agreement and Sale Deed are to be done with utmost care by the Lawyer having expertise in that regard otherwise there will be defect in title.
