A. Dear Sir,
It should be give and take arrangement that he must pay 50 percent of rent even if he kept it vacant for any period without occupation and lock in period should be 11 months that is if he vacates before it he shall pay for the remaining period orelse you are entitled to deduct from the Security amount deposit with you.

A. 1. you can serve him a legal notice through a lawyer to make payment of the outstanding amount along with the interest,
2. if payment is not made despite service of the legal notice, you can file a civil suit for the recovery of the amount along with the eviction,
